De plus, afin de ne pas l\u00e9ser ceux qui ne seraient pas initi\u00e9s \u00e0 l\u2019usage de ces nouveaux modes de communication et de permettre \u00e0 chacun de faire entendre sa voix, l\u2019organisation\u00a0<\/span><strong><span data-contrast=\"none\">d\u2019assembl\u00e9es g\u00e9n\u00e9rales \u00e9crites<\/span><\/strong><span data-contrast=\"none\">\u00a0est aujourd\u2019hui \u00e9galement possible et suffit pour prendre des d\u00e9cisions au sein de la\u00a0<\/span><span data-contrast=\"none\">copropri\u00e9t\u00e9<\/span><span data-contrast=\"none\">. Voici quelques conseils pratiques pour vous guider dans cette d\u00e9marche.<\/span><\/p>\n<ol>\n<li><span style=\"background-color: transparent\">Commencez par <\/span>d\u00e9finir les sujets \u00e0 traiter en priorit\u00e9 (travaux, appels de fonds, changement de syndic, etc.).<span style=\"background-color: transparent\"><br \/>\n<\/span><\/li>\n<li>Assurez-vous de pr\u00e9senter aux copropri\u00e9taires un dossier complet et illustr\u00e9 de sorte \u00e0 favoriser leur compr\u00e9hension des dossiers concern\u00e9s (devis, photos, rapport d\u2019expertise, etc.).<\/li>\n<li>R\u00e9digez un bulletin de vote en pensant \u00e0 syst\u00e9matiquement y identifier le propri\u00e9taire, les lots concern\u00e9s ainsi que les quotes-parts. Pr\u00e9voyez des cases \u00e0 cocher (\u00ab pour \u00bb, \u00ab contre \u00bb, \u00ab abstention \u00bb) ainsi que des questions ferm\u00e9es (\u00ab oui \u00bb ou \u00ab non \u00bb) \u00e0 c\u00f4t\u00e9 des points discut\u00e9s.<\/li>\n<li>N\u2019oubliez pas d\u2019exiger la signature de chaque votant sur le bulletin compl\u00e9t\u00e9.<\/li>\n<li>Envoyez une convocation aux copropri\u00e9taires, aux mandataires d\u00e9sign\u00e9s connus ainsi qu\u2019aux titulaires de droit r\u00e9el en pr\u00e9cisant la date \u00e0 laquelle le bulletin de vote compl\u00e9t\u00e9 devra parvenir au syndic, sous peine de ne pas \u00eatre pris en compte dans le d\u00e9compte des voix (3 semaines ou 8 jours en cas d\u2019urgence).<\/li>\n<li>Une fois les bulletins de vote retourn\u00e9s, v\u00e9rifiez si le quorum de participation est atteint (plus de la moiti\u00e9 des copropri\u00e9taires disposant de la moiti\u00e9 des quotes-parts).<\/li>\n<li>Si tel est le cas, d\u00e9pouillez les votes pour chaque r\u00e9solution et \u00e9tablissez un proc\u00e8s-verbal en n\u2019oubliant pas de mentionner le nombre de bulletins re\u00e7us dans les d\u00e9lais et\u00a0l\u2019identit\u00e9 des copropri\u00e9taires ayant vot\u00e9.
